How much should you spend preparing your home before selling?

If you’re thinking about selling, you’ve probably wondered whether it’s worth renovating before going to market.

Should you repaint?

Replace the carpet?

Renovate the kitchen?

Landscape the garden?

It’s one of the most common questions we get asked, and our answer is probably different from what many people expect.

In most cases, it’s not about spending more money. It’s about spending money in the right places.

Start with the buyer, not the budget

When we walk through a property with a homeowner, we don't immediately start making a list of renovations. Instead, we try to see the home through the eyes of the buyer.
We ask ourselves:

"If this was my first time walking through the front door, what would I notice?"

Sometimes the answer is obvious. A broken tile. Peeling paint. A damaged fence. A sticking door. These aren't necessarily expensive problems to fix, but they can create doubt. One thing we've consistently observed is that buyers often use small issues to form bigger assumptions. If something obvious hasn't been maintained, buyers naturally begin wondering what they can't see.

That's why fixing defects is often one of the best investments a seller can make.

Every dollar should have a purpose

One of the biggest mistakes we see is homeowners assuming they need to renovated everything.
In reality, every improvement should answer one simple question:

Will buyers notice this, and is it likely to improve the overall result?

If the answer is yes, it's worth exploring.
If the answer is no, there's a good chance your money is better left in your pocket. We've advised many homeowners against expensive renovations because they simply weren't necessary. Sometimes a thorough clean achieves more than repainting an entire house. Sometimes replacing one damaged tile is more valuable than replacing an entire floor. The goal isn't perfection.

The goal is helping buyers feel confident about the home.

It’s about consistency

One property that immediately comes to mind is 18 Liquid Amber Drive in Hobsonville Point.

It was already a beautiful home with impressive ceiling heights, polished concrete floors and premium finishes throughout.

However, one room felt out of place.

The laundry consisted of little more than a standalone sink.

Rather than undertaking a major renovation, we suggested creating a functional laundry with cabinetry, bench space and thoughtful finishes.

It wasn’t an expensive project, but it transformed how buyers viewed that part of the home.

Everything suddenly felt consistent.

Consistency

Sometimes the best advice is to leave things alone

Not every home benefits from major improvements.

We recently worked with owners of an older home that featured different flooring from renovations completed over many years, older wallpaper and finishes that reflected the property’s history.

It would have been easy to recommend replacing everything.

Instead, we took a different approach.

We repaired anything that was broken.

We freshened what needed attention.

Then we worked with a professional interior stylist to bring the whole home together using furniture, colour and soft furnishings.

Rather than trying to guess what buyers wanted, we allowed them to imagine putting their own stamp on the property.

The result felt authentic.

The home’s character remained intact while buyers could clearly see its potential.

Understand who you’re selling to

Every recommendation starts with: “Who’s the likely buyer?”

We sold a two-bedroom terrace home with water views to a young professional buyer by suggesting just the right improvements upgraded turf, hedges, and a retractable awning.

That property sold in two weeks because it felt right for that buyer.

In the end, the right improvements are about bringing out the best of your home without overcapitalising.

The key is making buyers feel confident, and when that happens, you’ll see the difference in the result.
