Why some Hobsonville Point homes sell for more than others?

02 v32

One of the most common questions we get asked is:

“What is my Hobsonville Point home actually worth?”

Most people expect the answer to come from floor area, bedroom count and recent comparable sales.

While those things matter, they only tell part of the story.

In our experience, the biggest influence on value is often something much harder to measure.

How does the property make buyers feel?

Buyers Buy Emotionally First

When buyers walk through the front door, they often know within seconds whether a property feels right.

The amount of natural light, the ceiling height, the outlook, the sense of space and how the home flows all contribute to that first impression.

We regularly see buyers walk into a property and immediately start imagining where the couch will go, how they would use the outdoor area and whether they can see themselves living there.

That emotional connection is where premium prices are often created.

In a suburb like Hobsonville Point, where many homes share similar floorplans and specifications, creating that feeling can make a significant difference to the final result.

The Story Needs To Be Consistent

One of the biggest mistakes we see is when a home has great features but the presentation doesn’t support them.

Buyers notice when something feels unfinished, dated or out of place.

On the other hand, when every room feels considered and purposeful, the property tells a consistent story.

That doesn’t always require major renovations.

Sometimes the smallest changes can have the biggest impact.

A Real Example From Hobsonville Point

The vendors of 18 Liquidamber Drive were aiming to achieve a result above where most three and four-bedroom homes had been selling in the area. Before launching the property to market, we discussed the level of investment required to maximize the home’s value and identified several opportunities to enhance the buyer experience and create a more cohesive story throughout the home.

One of the biggest opportunities was the laundry.

At the time, it was simply a functional space with a sink. We suggested transforming it into a true utility room by adding a benchtop, cabinetry, tiled splashback and feature lighting.

It turned out to be a relatively simple renovation that the vendors now wish they had completed years earlier.
Buyers consistently commented on how much they loved the space.

We also identified another feature that buyers in this price bracket were likely to notice.

The home did not have any heat pumps.

While that may not seem significant, buyers spending more than $1.5 million expect a certain level of comfort and convenience. The vendors installed two heat pumps, one upstairs and another in the master bedroom.

Combined with repairing minor cracks, refreshing parts of the exterior and completing a range of smaller touch-ups, these improvements created a far more cohesive presentation and ensured the home met buyer expectations at this level.

The Result

The outcome exceeded everyone’s expectations.

The property went to auction and attracted nine registered bidders.

Several buyers put themselves into unconditional positions so they could compete on auction day.

The home ultimately sold for $1,661,000.

To put that into perspective, many standard three-bedroom, two-bathroom homes in Hobsonville Point typically sell between $1,000,000 to $1,250,000.

While 18 Liquidamber Drive was undoubtedly a special home, the result remains one of the benchmark sales people continue to talk about today.

Curious What Buyers Would Actually Pay For Your Home?

An online estimate can provide a starting point, but understanding how buyers will respond to your property’s unique features often has a far greater impact on the final result.

If you’re considering selling, we’d be happy to walk through your home and share how it compares with others currently on the market, what today’s buyers are paying a premium for, and where simple improvements could help maximise your result.

Because in Hobsonville Point, the homes that achieve the strongest prices rarely do so by accident.
